Off Island Communities: 

Located on the mainland is Bluffton which is home to many other private and semi-private residential communities.  Rose Hill and Moss Creek are the 2 largest private communities in this area and each feature award winning golf courses, popular tennis facilities and full service club houses.  Located just over 10 miles from Hilton Head Island are Colleton River Plantation and Belfair Plantation each are smaller private communities and feature golf, tennis, swimming facilities.  Berkeley Hall, Eagle's Pointe and Crescent Pointe are newer residential communities each featuring a golf course designed by legends of the game.

Belfair Plantation a private, 1,100-acre community on the scenic marshes of the

Berkeley Hall is an 860-acre, private golf club community on the Okatie River, approximately seven miles west of
Hilton Head Island. Two Tom Fazio ‘core’ golf courses have been completed for this neighborhood, without interior streets or homesites to interrupt the golf experience. A 30-acre Golf Learning Center, also designed by Fazio, offers one of the finest practice facilities of any American private club. Eagles Pointe is located off Hwy 278, eight miles past the bridge to Hilton Head Island, and offers everything from rest and relaxation to a full day of recreation, including a Davis Love III designed golf course. Included is a Clubhouse, pro shop, restaurant, a "residents room" and a meeting room. The swimming pool complex features a junior Olympic pool, covered picnic area, fireplace, changing rooms, and an open-air cabana. The Amenity Complex includes two hard court, USTA-regulation tennis Courts and the walking trails link directly to the residential area as well as the 7.5 acre man-made lake located in the heart of the community. A golf course designed by Davis Love III highlights the neighborhood, and the clubhouse includes a pro shop, restaurant and social/meeting room. Custom Homes are offered that begin just under $200,000.


Fern Lakes is located on Burnt Church Road, and offers 90 homes in a great neighborhood for families. Within the community is a unique three-mile long lake waterway with excellent fishing and boating. Many homes have docks on the lake. Generously sized homesites average ¾ acre and residents enjoy a neighborhood pool and playground. Homes start around $225,000.  


The Garden Homes at Lake Linden are located off
Burnt Church Road in Bluffton, less than one mile from Hwy 278. Each of these newly constructed townhomes enjoys either a lagoon or wooded view in a family-friendly neighborhood. There are lighted sidewalks throughout and a recreation area that includes a swimming pool, tennis courts, volleyball court, and a playground for the kids. Sixty homes make up the community.


Hampton Hall is the largest residential property at 1,000-plus acres, so far, under development in Buckwalter. The private, gated community features an 18-hole golf course designed by Pete Dye and a separate club/golf house. Within the community, 17 acres feature an activity center situated on a lake; a 14,000 sq. ft fitness center for aerobics, massage, and weightlifting; an indoor pool, function rooms for various clubs and activities; and a cafe. A minimum square footage is required for homes depending on lot size.


Heritage Lakes is a non-gated neighborhood community located off Hwy 278, about two miles from the bridge. It features large lots, and no two homes are the same. The community is 250 acres with 235 homes planned at completion and 40 acres of lakes and 40 acres of wooded preserve. The first four phases are sold out. About 25 homesites remain ranging in price from $52,000 to $6,000. There are also plans to build a community pool for residents' enjoyment.  

 

Hidden Lakes is a wonderful family-friendly community. It offers a great selection of spacious, comfortable and affordable new homes priced from $140,000s to $170,000s. Hidden Lakes boasts tree-lined streetscapes and a 3.5 acre lake stocked for fishing. Parks are within walking distance.


Island West combines gated country club living in a traditional neighborhood setting. Located at the Island West Golf Club off U.S. 278, this community enjoys views of lagoons, woodlands, and the 18-hole Fuzzy Zoeller golf course. A special arrangement with the golf club offers preferred membership packages to homeowners. Meadowbrook at Old
Carolina (on Buck Island Road) is a 31-home community with homes affordably starting in the $170,000s. Homesites are 1/4 and 1/3 acre with lots of trees. Pool and tennis privileges are available nearby.  

 

Moss Creek Plantation just over the bridge on the mainland, is a private country club community with deepwater opportunities and two championship golf courses. Bordered on two sides by Mackay's Creek, the 1,068-acre private residential community enjoys expansive river and marsh views, along with wooded natural areas and a 1,200-acre state nature preserve. The 24 hour guarded security entrance passes the stable and through the pecan trees and across a marsh area, as well as a large private deepwater marina. Enjoy boating from the private marina or boat dock, with access to the intracoastal waterway.  Moss Creek is particularly noted for its two 18-hole championship golf courses designed by Tom Fazio. Olde Town is a unique development conveniently located just two miles from the bridge to Hilton Head. This beautifully set residential area is developed on approximately 20 acres of land and wetlands, offering lovely views and a quaint bridge crossing the wetlands. Divided into two attractively similar sites, this development contains The Village Homes of Olde Town and The Manor Homes of Olde Town.  The Village Homes has a total of 37 lots; 17 have existing homes and 20 lots remain. Palmetto Bluff is a new development that contains about 20,600 acres and is 4 times larger than Sea Pines Plantation. Located between Bluffton and Jasper County. Palmetto Bluff will include a 200-acre business park near the tract's entrance off S.C. 46 as well as a large community that will include about 5,000 homes with many along the May River. The amenities of Palmetto Bluff will offer an inn, a general store and a fitness center. The first phase, under construction now, includes 256 single family homes, 17 cottages, 4 duplexes, a golf course and a sales office. Future homesites that will be available include many 8- to 32-acre family compounds.


Pinecrest is a new 2003 community with 500 homes surrounding the Bluffton school campus.  Amenities will include a private golf course, swimming, tennis courts, and a tot lot. 
Bluffton Parkway will cut through Pinecrest, however developers plan to build a tunnel for pedestrians and golfers.  Homes start in the low $200,000’s.

 

The Preserve at Lake Linden offers 227 homes off Burnt Church Road in historic Bluffton. Homes start at $210,000, and many enjoy beautiful views of the natural lagoons in the Lake Linden area. This family-friendly neighborhood has sidewalks throughout and a playground for the children. A pool and bathhouse round out this community.
